Yes, we require all renters to have renters or tenants’ insurance. As a tenant, it is essential to have insurance. In the unfortunate event of a building disaster like a flood or fire, the insurance coverage of the building owner does not include your personal belongings. As a tenant, you are responsible for your belongings and the items inside your apartment. Moreover, having insurance will cover your expenses for a hotel or Airbnb in case of a disaster, and cover you personally if an accident in your apartment causes damage to the building or other tenant apartments. The good news is that tenants’ insurance is available for as low as $200.00 a year. You can have peace of mind knowing that we require all our tenants to have insurance.
In our pet-friendly apartments, we allow pets on designated building floors. We ask the tenant to provide us with Official Vet Records and sign a Pet Agreement. We ask that dogs be medium-sized or smaller with a maximum weight of 40 lbs. Our pet policy only allows cats & dogs. No reptiles, rodents, rabbits, snakes, birds or pets other than cats or dogs are permitted.
Your monthly rent does not include electrical utilities, phone or internet. However, we take care of water, snow removal, lawn care and garbage disposal.
You have parking options. We offer underground parking with a storage locker for a monthly fee. We also have outdoor parking available. Your Invite Properties manager can provide the parking fees and options at your chosen building.
Following your successful application process, the first step in securing a unit is providing your Invite Properties manager with a Damage Deposit. We do not require an application fee. The Damage Deposit is the amount of 1 month’s rent. When you terminate the Lease, the Property Manager will perform a final walkthrough with you. Suppose no damage has occurred to the unit. In that case, the tenant then applies to the Rentalsman Tribunal Office to obtain their Damage Deposit.
Our Lease Agreements are all fixed for one year. 3-months before your lease ends, you’ll be sent a notice asking if you want to renew your lease. The tenant is also responsible for providing Invite Property management with the proper three months’ notice to terminate the lease.
The Maintenance Manager for Invite Properties will inspect the building weekly. To request service, tenants should call 506-229-9904 or email [email protected] us. We guarantee a response within 24 hours and will prioritize urgent requests accordingly. For non-emergency requests, our Maintenance Manager will coordinate a convenient time with you for the service.
All doors into the apartment buildings have security cameras, which we check during our weekly maintenance. Every building door needs a key or a fob to access the facility to ensure that the building is secured and you feel safe at all times.
